Background

Concentric was retained to conduct a Phase I Environmental Site Assessment (ESA) for the 12 unit apartment building located in Chatham, Ontario. The site was utilized for single or multi family residential purposes since at least 1925. The site was approximately 0.21 hectares in size and located within a mainly residential area of the City of Chatham.

Approach & Methodology

The Phase I ESA was carried out in accordance with the practices identified in Canadian Standards Association document Z768-01 Phase I Environmental Site Assessment, (2001, as amended). The site reconnaissance included a walk-over visual inspection of the site and cursory observations of adjacent properties from the site boundary and publicly accessible areas, and interviews of personnel familiar with the site.

Key Challenges

As with all Phase I ESAs, a tight timeline based upon a request from the client’s financial lender were the key challenges for this Phase I ESA.
