Background

Concentric was retained to conduct an indoor air quality assessment of a residential building in Iqaluit Nunavut. The property owner reported that tenants were voicing concerns over allergic-type reactions. Concentric’s mandate was to propose an approach to an indoor air quality investigation, carry out the investigation and make recommendations based on the results.

Approach & Methodology

Through discussions with the property owner, Concentric identified two situations which had potential to adversely affect the indoor air quality – a historical fuel oil spill at the site and historical flooding occurrences within the residence (related to overfilling of the house’s water supply tank). Concentric recommended an indoor air quality investigation which specifically targeted volatile organic compounds (VOCs) (in relation to the fuel oil spill) and airborne and surface spore loads (in relation to the flooding).

Concentric attended the site and completed a screening level investigation for VOCs using a MultiRae photoionization detector and collection of air samples for analysis of non-viable fungal propagules. Results of the VOC investigation indicated that the air within the residence was not adversely impacted by VOCs. Results of the mould investigation indicated that mould amplification was occurring within the residence at the site. This conclusion was supported by the analysis of air and surface samples for fungal propagules as well as the presence of visible mould on the flooring sheathing of the residence.

Concentric recommended the immediate remediation of the mould at the residence. Concentric was present at the site to direct and supervise the remediation of the mould on the flooring sheathing. A remediation contractor was retained by the property owner to complete the remediation according to the Institute of Inspection Cleaning and Restoration Certification S520, Standard Reference Guide for Professional Mould Remediation. Upon completion of the remediation, Concentric completed a post-remedial mould investigation which included the collection of air and surface samples for analysis of fungal propagules. Results of the analysis indicated that the remedial efforts were successful.

Key Challenges

Specialized remediation and investigation equipment were necessary to complete the investigation and Concentric was able to provide this specialized equipment out of our permanent office in Iqaluit, Nunavut.
