In 2004 Concentric was retained by the prospective buyer to conduct a pre-purchase assessment of this commercial plaza.

One of the items that was identified was a severely deteriorated original roofing system, on lightweight concrete deck, that displayed evidence of chronic leakage.

The investigation, which included invasive openings, concluded that the roofing had reached the end of its service life and required replacement. The new owner retained Concentric to provide design options, which included modified bitumen and single-ply products, including EPDM.

After considerable deliberation, and based primarily on budget constraints, a conventional 4-ply system was chosen.

Concentric designed and tendered the replacement program, and provided construction administration services.
