Concentric’s assessment of the building exterior determined premature deterioration of the precast cladding, which had progressed to the point where safety was a concern.
Concentric developed a prioritized phased panel replacement program which began implementation in 2004.
Panel replacement was very intrusive, and involved securing patient space in advance, closely coordinating the work with hospital personnel.
Infectious control was given the highest priority; Concentric developed enclosure protocols and air monitoring procedures to ensure contamination was contained.
The logistics of the project were challenging, and include hoisting massive concrete panels to high tower locations, over a very busy public area.
To date, thirty eight (38) panels have been replaced; with perhaps thirty (30) more contemplated in future programs.
Concentric provided a full range of project management services from condition inspection to design, to site review and contract administration.
