In 2005 Concentric was retained by a secondary manufacturer of heat treated and drawn wire for the fastening industry.
The 200,000 square foot plant was in dire need of a Roof Management Plan.
Roof maintenance and upgrade had been done on an ad hoc basis in the past, with no real record of work done or rationale. A variety of roof systems had been placed over the years, all in varying condition.
Concentric assessed the existing conditions using visual techniques, invasive cut tests, and thermography.
Based on the field data, we worked closely with the owner and developed a Roof Management Plan that incorporated a 20 year horizon for roof replacement and preventative maintenance.
The Plan also took into consideration priority replacement, and was tailored to the plants semi-annual shutdown periods, and budgetary constraints.
The first year of implementation was 2006.
